The River Grove Masterplan, completely revised compared to the first proposal in 2017, envisages a mixed-use development consisting of five large areas (macro lots).

Macro Lot 1 encompasses 50 acres, with large part of the area occupied by wetlands by wetlands that will be preserved and enhanced through the construction of elevated pedestrian walkways and open areas. All buildings with their respective access roads, as well as the roads connecting the lots, are located in the remaining available areas.

The development consists of a 400 keys hotel settlement and also includes 4 branded condominiums with 90 residences. Given the proximity to the San Jacinto River and considering that the entire Kingwood area has been affected by flooding in the recent past, both the buildings and the road network will be raised on pilotis several metres above the ground.
